As part of the Northland Masterplan Planning Scheme Amendment, Hayball is working in collaboration with Vicinity Centres to develop the initial stage, envisioning a vibrant, genuinely mixed-use precinct that aims to set a new benchmark of community integration, sustainable architecture and landscape quality.

This project represents a major catalyst in the ongoing transformation of Northland Shopping Centre, replacing an existing on grade retail carpark fronting Murray Road with a mixed-use development encompassing 2200 sqm of commercial area and 319 Build to Rent (BTR) apartments.

One of the hallmarks of the design vision lies in the integration of the two proposed buildings into the surrounding natural landscape, responding to the natural elements of wind and the topography of Darebin Creek. The podia are designed to generate an articulated streetscape to be viewed in the round with legible entries, while at high level the proposed building forms are delineated and crafted sculpturally to act as an urban marker sitting comfortably within the surrounding skyline. In its ground plane response, it conceptualises a restorative project weaving the natural environment back into the commercial and residential core, expanding on the quality of the Darebin Creek corridor.
