Ground Lease Model 2 South Yarra + Port Melbourne, Victoria
In association with Homes Victoria, Building Communities, Icon, Tetris Capital and Community Housing Limited, the second Ground Lease Model program will establish new high-quality homes, including social, affordable, and market rental housing across four sites. Hayball is the appointed architect for the South Yarra site as well as the Port Melbourne site in collaboration with Studio Bright.
These projects will offer ‘tenure blind’ dwellings in new podium courtyard buildings, creating integrated neighbourhoods with shared open spaces and an enhanced public realm.
In South Yarra, the Simmons Street redevelopment transforms 204 outdated dwellings into 522 new homes. Encouraging site permeability, the public realm will feature a new slow street, a network of public pedestrian paths, and two new public parks, to signify the revitalisation of the Horace Petty Estate.
In Port Melbourne, the Barak Beacon project will add 408 new homes and increase social housing at the site by 46%, in its replacement of 89 existing social housing dwellings. With mixed tenure housing, native landscaping, and improved pedestrian and bicycle connections, the redevelopment encourages new permeability, inviting public access and integration with the surrounding community.
