Located on a corner island site, the 19 storey building rises behind a retained heritage façade on Swanston Street, providing an opportunity to bookend the low rise residential Carlton precinct from the CBD.

As well as closely observing the City of Melbourne’s Student Housing Design Policy, Hayball sought and incorporated feedback from the University of Melbourne on room typologies and communal space requirements. Social spaces are intensified at ground level and roof terrace with smaller study opportunities peppered through the building. Café opportunities in the subterranean lower ground level help to integrate with and activate the streetscape.
