Nightingale Village Brunswick, VIC

Located on Duckett Street in Brunswick, The Nightingale Village is a collection of six neighbouring buildings, each designed by a different award-winning architect using the social, environmental and financial sustainability principles of the Nightingale model. While each building has its own investors and is its own financial entity led by the architect, the adjacency of the developments offered a unique chance to co-operate and align with each other to achieve better outcomes across the site for investors, residents, retailers and the urban fabric.

The 4,012m² site comprises 203 homes across six buildings, 27 of these dwellings are allocated to community housing providers Housing Choices Australia and Women’s Property Initiatives. The Nightingale Village buildings are:

  • Nightingale Urban Coup, by Architecture architecture and Breathe
  • Nightingale ParkLife by Austin Maynard Architects
  • Nightingale Skye House by Breathe
  • Nightingale Evergreen by Clare Cousins Architects
  • Nightingale CRT+YRD by Hayball, and
  • Nightingale Leftfield by Kennedy Nolan

As architects in collaboration for Nightingale Village, Hayball was responsible for overseeing the documentation deliverables of the six buildings that compose the precinct including the management, representation, and coordination of the other five collaborating architectural practices, and design consultants.

The large, complex project team participated in an extensive peer-review process to deliver six distinctive buildings with a cohesive vision of the Village. These measures instantiate the community-driven approach and set a new standard for sustainable, community-centred design.

Each building in The Village achieves a NatHERS rating between 7.8 to 9 stars. The precinct is liberally landscaped and constructed with low-embodied carbon materials. Zero gas buildings feature rooftop solar array delivered through embedded energy networks. Generous, easily accessible bike parking encourages the use of active transport.
